Inheritance Tax and Capital Gains Tax Valuations

A commonly asked question is why do I need to pay for a formal valuation rather than simply rely on an estate agents opinion. The answer is the Inland Revenue will rarely rely on an estate agent’s sales letter and normally insist on a valuation by a qualified surveyor.

Our valuations for taxation purposes are prepared in accordance with the Royal Institution of Chartered Surveyors (RICS) Valuation Standards (6th Edition), commonly known as the ‘Red Book’, Guidance Note 3 – Valuations for Capital Gains Tax (CGT), Inheritance Tax (IHT) and Stamp Duty Land Tax.

In our experience a formal valuation can help to mitigate your tax liability and speed up the bureaucratic process.
